Adaptive Office Transformation for Gebr. Heinemann – Modernisation of the Historic Speicher Building, Hamburg

This project focuses on the comprehensive transformation of the Gebr. Heinemann office spaces within the historic Speicher building in Hamburg. The aim was to modernise and adapt the workplace environment while respectfully preserving the architectural heritage and character of the original warehouse structure.

A detailed analysis formed the foundation of the design process, including spatial studies, workflow mapping, and an extensive employee survey to understand functional needs, communication patterns, and expectations regarding contemporary work culture. Insights from this research informed a holistic concept that operates on both macro and micro levels—ranging from overarching spatial strategies to precise material, lighting, acoustic, and furniture details.

The redesign includes the reorganisation and refurbishment of office zones, collaborative areas, and community spaces, ensuring improved orientation, flexibility, and comfort. Special attention was given to enhancing the building’s unique qualities, celebrating historic elements while integrating modern workplace standards.

As part of the transformation, a full accessibility assessment was carried out, followed by the development of design solutions for wheelchair-accessible circulation, sanitary facilities, and ergonomic workstations. These measures ensure that the new environment meets current accessibility requirements and supports inclusive use.

Several parts of the project have already been implemented, demonstrating the scalability and practicality of the design approach. The result is a balanced, forward-thinking office environment that honours the building’s past while meeting the needs of contemporary and future work.
